Our buyer’s agents are here to assist you through the entire buying process. Here are a few things that will allow us to provide you with the best service in the home buying process. Our goal is to make this home buying experience as stress free as possible.
In order to provide the best service to you, we invite you to come into the office for a Free -No Obligation buyer consultation so that we can have a full understanding of your exact needs and desires. If more than one person will be purchasing the home we prefer to have both of you in the office together in order to ensure we capture all of your needs. How this best serves you is that it will give you the chance to review & identify homes of interest to you; giving you the chance to get an offer in before someone else beats you to it!
If you are an out of town buyer we will conduct the buyer’s consultation on the phone with you so that when you come into town we will be ready to show you properties in order to maximize your time here and find you what you desire.
We can provide you with several lenders so that you have the opportunity based on your financing needs to interview a few lenders and choose the one who best fits your needs.
Prior to looking at properties you will need to obtain a preapproval letter from the lender. This is important because prior to submitting an offer we must have this as it is requirement as part of your offer. It also helps us help you with structuring your offer to meet your loan requirements. A home Seller will also want to know that you are a qualified buyer, and accepting your offer gives them peace of mind you can perform on your offer to purchase.
Our in depth knowledge of the market and areas in Las Vegas gives you an advantage because we can help you ascertain the best areas bases on you preferences, and provide feedback on where you have opportunity to achieve maximum appreciation.
If you have children and schools are important to you, we can provide you the information on schools so that you can review all of the ratings. Our experience in negotiations will get you the best price on a home. We make our recommendations based on the current market, not what happened six months ago. Our winter hours of operation for showings are 8:30 AM – 4:00PM Monday – Saturday. The reason for curtailing the showings in the winter at 4:00 PM is because it is dark early and it is not the best time to view properties in the dark and many sellers prefer not to show their home after dark.
Summer hours for showings are 8:30 AM – 6 PM Monday – Saturday. If you need to see property later than that we could make special arrangements. We believe the best time to write an offer is when you are ready, and that may mean after hours, and because we understand that time is of the essence we do what is necessary to get your offer in promptly, so we are not clock watchers.
We work Sunday’s by appointment only. We like to take one day a week to be with our families and attend church. However, if Sunday is the only day that you can look at homes we will do our best to accommodate you with one of our team members. That is the value of working with a team of people rather than a solo agent.
